MOME has begun construction of its first project.
The Pedras.Coop development, located in Lavadores, Vila Nova de Gaia, has a projected budget of €8.4 million and will comprise 13 3+1 bedroom residential units, with a private garden and swimming pool. Construction is expected to take 24 months, with the homes scheduled to be ready for occupancy in 2027.
The 13 Pedras.Coop homes will be organically aligned in a row, optimising sun exposure (east/west) and the privacy of each family. Of these, seven will be garden houses and six river houses, with landscaped areas ranging from 123m2; to 399m2; and 35m2; to 120m2;, respectively, in addition to individual private pools. In both typologies, the ground floor will host the social areas of the home, including kitchen, dining room, and living room, while the upper floor will house private spaces, ensuring tranquillity and intimacy. This patio-house layout allows for hybridised spaces, creating a stronger connection between indoor and outdoor living.
The project was designed by the architecture studio Cerejeira Fontes, nationally and internationally recognised for large-scale, complex projects. Fielnorte is responsible for construction. Situated near the mouth of the Douro River, the development will integrate the surrounding natural beauty into the daily lives of its future residents and co-owners.
The construction materials, such as solid brick, are timeless, low-maintenance, and ensure the harmony and longevity of the housing units. Each home will feature photovoltaic panels, a heat recovery system, and an A+ energy performance rating. Underfloor heating, high thermal and acoustic performance, and other technical specifications will guarantee both efficiency and comfort. Additionally, the garages are pre-sized for electric vehicle chargers.

Pedras.Coop is being developed in Vila Nova de Gaia, just 500 metres from the beach and approximately two kilometres from the A1 motorway access and the Arrábida Bridge connection. Its urban setting ensures proximity to a diverse range of services and amenities, including supermarkets, pharmacies, schools, gyms, healthcare facilities, restaurants, and the Arrábida Shopping Centre.
